Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Olympia Chimney Flue Liner Replacement: The San Jose Owner’s Guide

Olympia Chimney flue liner replacement in San Jose typically runs between $1,800 and $4,200 installed, depending on the liner length, diameter, and whether we’re replacing the connector pipe at the same time. We stock Olympia Chimney-compatible stainless liners in the sizes that fit most San Jose homes and can usually have the swap done within one visit once we’ve verified what’s in your chase. Most owners find out their liner has failed the same way: a chimney inspection shows rust-through or pitting, or the old aluminum liner from the original install has finally buckled under years of Bay Area marine air and creosote.

If you’re seeing rust flakes on the ground outside the chimney chase, a draft that’s gotten noticeably weaker, or the distinctive smell of smoke even when the fireplace isn’t running, the liner is the first place we look. Here’s what to know before you spend a dollar.

Which Olympia Chimney Models This Applies To

Olympia Chimney makes factory-built fireplace and venting systems under a few different series, and the liner replacement path depends on which one you have. Most San Jose homes fall into two buckets: the Olympia Advantage and Olympia Pinnacle lines (common in 80s and 90s tract construction) and the newer Olympia Elite and Olympia Signature models found in homes built after 2010. The liner type we’ll recommend depends on the appliance: wood-burning Olympia fireplaces need a corrugated stainless liner rated for solid fuel, while gas inserts and gas fireplaces use a smooth-wall liner sized differently.

The compatibility gotcha we run into constantly: the chimney’s model number is not always stamped on the firebox. It’s usually on a metal tag inside the door frame or behind the lower grille, and half the time that tag has faded past reading. We can still get the right fit by measuring the existing liner diameter and the full run from the firebox collar to the termination cap. For older Olympia Advantage units with the original aluminum liners, we won’t repair them, aluminum doesn’t hold up to solid fuel creosote, and Olympia stopped spec’ing it for active wood burning decades ago. The upgrade path is a 316L stainless liner, which is what we source for all Olympia wood-burning swaps.

Ashby Chimney San Jose is an independent service provider, not affiliated with Olympia Chimney. We work with Olympia-compatible liners from suppliers we trust: Olympia Chimney itself where the specs call for it, along with DuraFlex, HeatShield, and Gelco components when they’re the better fit. We keep 5″, 5.5″, 6″, 7″, and 8″ stainless liners on the truck in standard lengths, and we’ll verify everything on-site before quoting.

Signs Your Olympia Chimney Flue Liner Replacement Is Failing

  • Rust flakes or metal pitting on the chase exterior or on the hearth. When the liner’s surface breaks down, condensation and creosote eat through from the inside, and telltale rust shows up outside. In San Jose’s wet winters, this happens faster than homeowners expect.
  • The fireplace smells like last night’s fire even when cold. That’s the liner holding creosote or moisture instead of venting it. A sound liner moves everything up and out; a compromised one lets the smell bleed back into the room.
  • Weaker draft or a fire that smokes back into the room. If the liner has buckled, separated at a seam, or collapsed inward, the draft stalls. Your fire burns lazier and the room hazes over.
  • Visible gaps or holes at the firebox collar connection. Look up into the throat of the firebox with a flashlight. If you can see separation where the liner meets the collar, exhaust gases are escaping into the chase, not up the flue.
  • Home inspection flagged the liner during a sale. Buyers in San Jose get level 2 chimney inspections more often than any other California market we’ve worked. If the inspection noted “liner corrosion,” “liner pitting,” or “recommend liner replacement,” don’t let it ride.

Replacement Cost & What’s Included

For a standard single-story San Jose house with a two-story chimney chase, expect $1,800 to $3,200 for a straight liner swap on an Olympia Advantage or Pinnacle unit. Two-story homes or long runs push that to $2,800 to $4,200. The range comes down to four things: liner diameter (gas units often run 5″ or 5.5″, which costs less than 6″ or 8″ solid-fuel pipe), chase accessibility, whether the old liner has collapsed and needs extraction rather than simple removal, and whether we’re also swapping the connector pipe and cap.

The price we quote includes the liner, the top plate and cap, the connector at the firebox, all necessary fasteners and sealant, and the removal of the old liner. We don’t charge a separate “parts fee” or add a fuel surcharge at the end. The number on the written quote is the number on the invoice, that’s the Kingswell Way.

DIY or Call Us?

You can safely do the diagnosis part yourself: flashlight up the firebox throat, check for visible rust on the chase, check for a model tag behind the grille. What you shouldn’t do is pull a liner yourself. Working inside a chimney chase means working at height, often through a chase cover, and a liner that drops during removal becomes a hazard fast. More important: the connection between liner and firebox collar is the difference between a functional chimney and combustion gases sitting in your chase. That connection should be inspected and installed by a trained professional.

We’ve pulled liners in San Jose that were so corroded they came out in pieces, and we’ve found gaps at the collar that would have made a new liner irrelevant if we hadn’t caught them. If you call our team, Nathan Corliss will measure, show you exactly what came out, and put the price in writing before any work starts. Call (669) 266-5073 for a free estimate.
