Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

DuraFlex Chimney Inspection in San Jose: What to Know First

We inspect DuraFlex chimney liners throughout San Jose, and most inspections take about an hour from door to written report. You’ll get a flat price before we start, camera footage of anything we find, and a straight answer about whether the liner needs work now or can wait. No authorization from DuraFlex required to do the job right. If you own a home with a DuraFlex liner and you’re not sure of its condition, call (669) 266-5073 and we’ll set a time that works.

This page is for San Jose homeowners who already have a DuraFlex product installed and need someone who actually knows the brand, not just a chimney company that treats every liner the same. Nathan Corliss and our crew have opened enough DuraFlex liners in Willow Glen, Almaden, and Berryessa to know what fails, what holds up, and what’s just cosmetic.

How DuraFlex Products Fail – and How We Fix Them

DuraFlex makes a solid liner, but every product has weak points. Here’s what we actually see in San Jose chimneys, line by line:

  • DuraFlex 316L smooth-wall liners develop pinhole corrosion at the seam welds when exposed to the acidic condensate that forms in high-efficiency gas furnace flues. The liner can look fine from the top, but a camera inspection shows a line of rust spots where the welded seam runs. We see this most often in San Jose homes where the original clay tile was relined for a new furnace in the 2000s. Our fix is either a proper 316L replacement or, if the damage is isolated, a targeted HeatShield repair rated for gas flue conditions.
  • DuraFlex Pro double-wall liners can trap moisture between the inner and outer walls if the top plate sealant degrades. San Jose’s wet winters push rainwater past a dried-out top plate, and that water sits in the annular space. You’ll notice rust staining at the cleanout or a musty smell from the fireplace in February. We reseal the top plate with high-temp silicone and verify drainage before anything else.
  • DuraFlex 304 alloy liners are what most San Jose fireplace installs use, and the failure we see is creosote adhesion at the corrugated ridges. Third-stage glazed creosote builds up faster on the ridges than on the valleys, and when a homeowner skips annual sweeps, that glaze becomes a chimney fire risk. A flue inspection catches it early; a sweep removes it before it becomes a problem.
  • DuraFlex connectors and tees fail at the joints when the wrong cement was used at install. We regularly find connectors held with standard furnace cement instead of high-temp refractory cement. The joint cracks, exhaust leaks into the chase, and the homeowner has no idea because it’s hidden behind drywall. A camera inspection through the cleanout finds this in five minutes.
  • DuraFlex masonry reline kits in older San Jose ranch homes from the 1950s and 60s sometimes have undersized diameters for the appliances they now serve. The original installer matched the liner to the fireplace, not to a newer gas insert. An undersized liner causes poor draft and backdrafting into the living room. Our inspection checks the liner diameter against the connected appliance and the manufacturer’s sizing tables, and we’ll tell you flat out if it was sized wrong.

Our DuraFlex Chimney Inspection Process

Here’s how a DuraFlex inspection goes at a typical San Jose home, from the first call to the final handshake:

  1. 1
You call, we answer. A live person picks up at (669) 266-5073, day or night. We ask about your chimney, your appliance, and whether you know what liner is installed. We give you a written price for the inspection before we hang up.
  2. 2
We arrive in the window we promised. Our techs are background-checked and in uniform. We lay down floor protection before we touch anything.
  3. 3
Camera down the flue. We run a video inspection camera through the full length of your DuraFlex liner, top to bottom. You watch the screen with us if you want. We point out ridges, seams, joints, and anything that doesn’t look right.
  4. 4
Written report with photos. You get a written report with still images from the camera and plain-language notes on what we found. Nothing gets recommended without visual evidence you can see yourself.
  5. 5
The parts decision. If work is needed, we tell you whether OEM DuraFlex components make sense or whether a quality aftermarket equivalent from HeatShield or Gelco does the same job. We never install whatever’s in the van because it’s convenient.
  6. 6
Written price and written guarantee. Every repair gets a written price before work starts and a written guarantee when it’s done. If the repair fails inside the guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s included on every job, not sold as an add-on.

What DuraFlex Chimney Inspection Costs in San Jose

Plain numbers, because that’s how we do business. A Level 1 inspection for a DuraFlex liner in San Jose most commonly runs $129 to $199 when it’s paired with a sweep. A Level 2 camera inspection runs $249 to $349 as a standalone service, and that’s the one you want if you’re buying or selling a home, or if you haven’t had the liner looked at in years. A Level 3 inspection, which involves removing masonry or liner sections to access hidden areas, runs $500 to $1,200+ depending on how much wall we have to open and restore.

What moves the price: roof pitch and access, whether we’re on a two-story or a steep lot (common in the San Jose foothills), and the liner’s diameter. If the camera finds damage that needs repair, you’ll get a separate written quote. Call us at (669) 266-5073 for an exact number. Estimates are free, and the price we quote at the door is the price on the invoice.

Why San Jose Homeowners Call Ashby Chimney San Jose for DuraFlex Work

We’ve been at this since 2002, and the way we work hasn’t changed: say the price first, explain the work, put the promise in writing. That’s the Kingswell Way, and it means you’ll never get a surprise line item at the end of a job. Our techs inspect DuraFlex liners every week, and when a liner isn’t worth saving, we’re just as comfortable quoting a HeatShield cerification or a Gelco replacement. We’re an independent DuraFlex service provider – no manufacturer affiliation, no incentive to push one brand over another. Just straight answers about what your chimney needs and what it doesn’t.
