Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Damper Repair: The San Jose Owner’s Guide
Famco damper repair in San Jose typically runs between $225 and $480 installed, depending on the model and whether we’re replacing the full damper assembly or just the worn internal parts. Most Famco dampers we service are repaired same-visit because we keep common replacement components on the truck. Here’s what usually brings a San Jose homeowner to this page: the handle suddenly spins without resistance, a draft appears above the firebox when the chimney is cold, or a damper that used to open and close smoothly now feels jammed partway.
We’re Ashby Chimney San Jose, and we’ve been repairing Famco dampers and other fireplace components across the South Bay since 2002. We’re an independent service provider, not affiliated with the Famco brand, but we work with their parts regularly enough to know their quirks. If your Famco damper has quit on you, this page will tell you what’s wrong, what it costs to fix, and whether you should touch it yourself (mostly: no).
Which Famco Models This Applies To
Famco has produced several damper lines over the years, and the repair approach depends on which one sits in your firebox. The most common we see in San Jose homes are the Famco RD Series (round, for masonry fireplaces with round flue tiles) and the Famco SD Series (square/rectangular, for box-style fireboxes). Both use a cast iron or heavy gauge steel frame with a blade that rotates on pins or hinge rods.
Here’s a compatibility gotcha we run into constantly: Famco changed the hinge pin diameter on some RD line models in the mid-2000s, moving from 5/16 inch to 3/8 inch. If you’re ordering a replacement blade or pin set online, a part that looks identical in photos will not seat correctly if the pin size is wrong. You need to measure the actual pin, not the hole in the frame, because the frame hole wears oval over time.
When it comes to OEM versus aftermarket for Famco specifically: for the blade itself, aftermarket steel blades from recognized suppliers perform as well as Famco’s own for less money. We source repair components from chimney trade brands including Famco, DuraFlex, HeatShield, and Gelco. But for the pin rods, hinge brackets, and handle assemblies, we’ve seen enough sloppy aftermarket castings with off-center holes to recommend sticking with the real Famco part or a quality machined equivalent. A damper handle that binds or wobbles isn’t something you want to re-fix in two years.

Signs Your Famco Damper Repair Is Failing
- Handle spins freely with no resistance. The blade has separated from the handle rod, usually because the set screw backed out or the rod sheared at the keyed connection. The damper blade is now resting wherever gravity left it, which is usually closed.
- Cold air pours in when the fireplace is not in use. The blade isn’t seating against the frame anymore. Fireplace dampers are never fully airtight, but a Famco that’s working correctly should not create a noticeable draft.
- Handle won’t budge at all. Creosote buildup combined with San Jose’s wet winters can cause steel blades to rust and seize to the frame. If it’s been a few years since your last sweep, this is the typical culprit.
- Loud screech or grind when opening or closing. The hinge pins are worn and the blade is scraping the frame. Left to run, the blade edge wears down and the gap grows, which makes the damper drafty and can let smoke into the room when the fireplace is lit.
- Visible rust or crumbling on the frame edges. Famco frames in homes near the Bay or in older Willow Glen ranch houses get hammered by salt air and moisture intrusion. Once the frame steel starts flaking, the damper cannot seal even if the blade is fine.

AfterReplacement Cost & What’s Included
For San Jose, expect a typical Famco damper repair to land between $225 and $480, including the part and our labor. What pushes a job to the upper end is the frame condition: if the frame itself is rusted or warped, replacement means cutting out the old one and setting a new frame into the throat of the fireplace, which is slower work.
| Scope of Work | Typical San Jose Price |
|---|---|
| Blade replacement only (aftermarket steel) | $225 – $300 |
| Blade + hinge pin set + handle linkage | $280 – $360 |
| Full damper assembly (frame + blade + hardware) | $380 – $480 |
Every quote follows the Kingswell Way: we say the price before work starts, in writing, and the number on the invoice matches the number you approved at the door. Every Famco repair carries a written guarantee. If the repair fails inside the guarantee period, we return at no charge. That’s the 365-Day Done Right Promise, and it’s included, not sold as an extra.
DIY or Call Us?
What you can safely do: look up inside the firebox with a flashlight. See if the handle linkage is visibly disconnected. Note whether the blade moves at all, and whether the frame looks solid or flaky. That’s useful information for us, and it takes five minutes.
What you should not do: try to remove a seized damper blade. Famco blades sit under spring tension on the hinge pins. If that blade releases unexpectedly while your hand is inside the throat of the fireplace, it can break fingers, and if the damper is partway open when this happens, you’re also dealing with creosote dust and soot falling directly into your face. We’ve never met a homeowner who enjoyed cleaning soot out of their own eyes. The short version: this is a repair that looks simple because the part is simple, but the access angle and stored tension make it a genuine hazard. For a Famco damper that won’t open, won’t close, or won’t seal, call us at (669) 266-5073 and we’ll get it sorted.
FAQs
A Famco damper in a San Jose fireplace typically lasts 18 to 25 years if the chimney is swept regularly and the damper isn’t left partially open through the winter rain season. Dampers in homes within a few miles of the Bay often rust through faster due to salt in the air.
Repair is usually possible when the blade has come off the hinge pins or the pins themselves are worn. Full replacement is needed when the cast frame has rusted through or warped. We’ll tell you which one you need and show you what we’re seeing before we touch anything. Call (669) 266-5073 for a free estimate.
Most Famco damper repairs are done in 60 to 90 minutes on site, because we keep blades, hinge pins, set screws, and handle linkages for the RD and SD lines stocked on the truck. Full frame replacements take longer, typically two to three hours, since the old frame has to be cut free and the new one set into the firebox throat.
We carry the common repair parts for Famco RD and SD dampers on our truck, including different pin sizes and both OEM Famco and quality aftermarket blades. If we need something unusual, we source it from our chimney-trade suppliers within a few days and schedule your return visit before the part ships.
