Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

HeatShield Crown Repair: The San Jose Owner’s Guide

We stock HeatShield-compatible crown repair materials on our trucks, and most crown repairs in San Jose run between $400 and $850 installed, depending on how much of the existing crown has to be cut back and rebuilt. In most cases we can complete the work in a single visit. You’ll usually find the problem when you notice pieces of mortar on your roof or in your gutter, or when water starts working its way down into the firebox after a heavy rain. HeatShield’s crown coat system is a good product, but like any cement-based crown, it eventually cracks and lets water into the chimney structure. That’s the moment to deal with it, before a $600 crown repair becomes a $3,000 flue liner replacement.

Which HeatShield Models This Applies To

HeatShield doesn’t make a single “crown repair” part number. It’s a system: a bonding primer, a flexible crown coat membrane, and a top sealer. The system is designed to work over an existing masonry crown that’s still structurally sound but cracked or spalling. So if you have a HeatShield-catalogued chimney crown repair, what you’re really dealing with is a compatible application over your existing crown, not a replacement part you can order and bolt on. We’re an independent chimney service, not affiliated with HeatShield, but we use their materials regularly because they hold up in San Jose’s wet winters and dry summers. HeatShield’s crown coat is rated for the same temperature swings we get here, and it’s designed to bridge hairline cracks up to about 1/8 inch without tearing. Anything wider than that needs mechanical repair first, before the membrane goes down.

The system is compatible with any masonry chimney: brick, stone, block, or stucco-finished. If your chimney is metal-framed with a chase cover, this isn’t what you need. That’s a different repair entirely. A quick way to tell what you’re working with: if you can see brick or stone at the top of the chimney, HeatShield crown repair is likely a fit. If you see a metal cap or a wood-framed chase, it’s not. When we come out, we measure the crown dimensions and check the condition underneath before quoting. The system only bonds well to a clean, stable surface; we won’t coat over disintegrating mortar and call it fixed.

Signs Your HeatShield Crown Repair Is Failing

  • Water in the firebox after rain. The crown’s entire job is to shed water away from the flue and the chimney chase. When it cracks, water follows the path of least resistance, which is usually straight down into the firebox. If you see water pooling there after a storm, the crown is the first place we look.
  • Mortar crumbling or missing at the top of the chimney. This is the most straightforward sign. You’ll see chips of mortar in the gutter or on the roof, or the crown itself will look rough and pitted. Cement crowns are porous by nature, and once the surface layer starts to go, water gets in and freezes, making the damage spread faster.
  • White staining below the crown. Efflorescence, the white chalky deposits on brick below the crown, means water is moving through the masonry and dissolving salts on its way out. It shows up before structural damage is obvious, and it’s a sign the crown is letting water through.
  • Rusted damper or firebox hardware. If the damper handle or hinges inside the firebox are rusting, water is getting in somewhere. The crown is the most common entry point. Over time this rust seizes the damper, and then you’re looking at a firebox repair bill on top of the crown work.
  • Spalling brick at the top of the chimney. When bricks start flaking or shedding their face, water has saturated them and is expanding and contracting with the heat of the sun. This is what a failed crown looks like after a few years of neglect. It means the mortar joints are compromised too, and the repair scope grows with every season it’s left unaddressed.

Replacement Cost & What’s Included

Most HeatShield crown repairs in San Jose run between $400 and $850 installed. The low end covers a crown that’s still mostly intact, with minor crack filling and a full HeatShield membrane application. The high end covers a crown that’s badly spalled, where we have to grind back the top surface, rebuild the profile with new mortar, let it cure, and then apply the HeatShield system. The parts cost is typically $150 to $300 of the total, depending on surface area; the rest is the labor of getting up there, doing the surface prep properly, and giving the material time to bond. We’ll give you a written price before any work starts, and the number on the invoice matches the number on the quote. Every crown repair we do carries a written guarantee, and if it fails inside the guarantee period, we come back and fix it at no charge.

DIY or Call Us?

You can safely inspect your crown from the ground with binoculars, and that’s worth doing once a year. Look for missing mortar, visible cracks, or brick that looks wet after rain. But actually repairing a crown means working at the top of the chimney, usually on a ladder or a roof with a slope. It’s not a place for a homeowner without fall protection gear and experience working at height. The surface prep matters more than the material: if you don’t get the crown clean and dry before applying a membrane, it’ll peel off within a year. We’ve fixed enough DIY crown coats to know the pattern. If you’d rather not go up there at all, call us at (669) 266-5073 and we’ll do the inspection and give you an honest answer, even if the honest answer is that your crown can wait another year.
